The Traditional General Contractor Model
In the traditional model, you hire an architect or designer separately to create plans. Then you take those plans to one or more general contractors for bids. The GC you select executes the architect’s plans, managing subcontractors and construction.
Advantages:

- The architect works solely for you (not the builder)
- Clear separation of design and construction accountability
Disadvantages:
- You manage the relationship between architect and contractor
- Design changes during construction create change orders and finger-pointing

The Design-Build Model

- Kitchen and bathroom remodels — where construction realities (plumbing, structural, electrical) directly constrain design choices
- Home additions — where integrating new construction with existing structure requires design and building expertise simultaneously
- Whole-home renovations — where the scope is large enough that managing separate architect and contractor relationships becomes a full-time job
- Budget-conscious projects — where cost needs to be part of the design conversation from the beginning
When a Separate Architect + GC Makes More Sense
The traditional model works better when:
- You want an architect’s singular creative vision without builder influence
- You have time — the sequential process takes longer but gives you more control at each stage
- You want competitive bids — taking completed plans to multiple GCs gives you price comparison
- Your project is highly complex — some projects benefit from independent design review
