Stucco Repair in Florida: A Homeowner's Complete Guide

If you own a stucco home in Florida, cracks are not a matter of if — they are a matter of when. Florida’s climate subjects stucco to thermal expansion and contraction every single day, and our humidity drives moisture into every imperfection. The good news: most stucco damage is repairable when caught early and fixed properly. The bad news: most stucco repairs are done wrong, which means the problem returns within 2-3 years.

Why Florida Stucco Cracks

Thermal Cycling

Stucco surfaces in Florida routinely reach 140°F in direct sun and cool to 70°F overnight. This daily expansion and contraction creates stress that eventually manifests as hairline cracks. Properly installed control joints absorb this movement — but many Florida homes were built without adequate control joints.

Settlement

All homes settle over time. In Florida’s sandy soil, settlement can be more pronounced. Settlement cracks typically appear as diagonal lines from window and door corners — the weakest points in the stucco plane.

Moisture Intrusion

When water gets behind stucco through failed flashing, caulking, or existing cracks, it corrodes the metal lath that reinforces the stucco. Rust expansion pops the stucco off in chunks — a condition called spalling. This is the most serious stucco problem because it indicates hidden water damage.

Builder Shortcuts

Many Florida production homes were built with thinner-than-ideal stucco application, insufficient curing time, and missing control joints. These shortcuts save builders time and money but create problems for homeowners within 10-15 years.

Types of Stucco Repair

Crack Repair and Patching ($1,500–$5,000)

For isolated cracks and small areas of damage. We clean the crack, apply a flexible sealant, and skim-coat to match the surrounding texture. For hairline cracks, an elastomeric coating over the entire wall section provides the best long-term seal.

Section Replacement ($8–$15/sq ft)

For larger areas of damage or spalling. We remove the failed stucco down to the substrate, inspect and repair the lath and any water damage, and apply new stucco in proper three-coat or one-coat application matched to your existing system.

Elastomeric Re-Coating ($7,000–$25,000 whole house)

The best preventive maintenance for Florida stucco. An elastomeric coating bridges hairline cracks, provides a waterproof membrane, and protects against UV damage. It costs more than standard paint but lasts 10-15 years versus 5-7 years for paint — and prevents water intrusion that standard paint cannot.

How to Tell If Your Stucco Needs Attention

  1. Visible cracks — Any crack wider than a hairline should be evaluated
  2. Discoloration or staining — Water stains below windows or rooflines indicate active moisture intrusion
  3. Soft or spongy areas — Press on the stucco; if it flexes, moisture has compromised the substrate
  4. Bubbling or blistering — Trapped moisture is pushing the stucco off the wall
  5. Mold or mildew — Persistent growth despite cleaning indicates moisture behind the surface

DIY vs Professional Stucco Repair

Hairline crack filling with elastomeric caulk is a reasonable DIY project. Everything else should be done by a professional. Improper stucco repair — wrong mix ratios, inadequate prep, color mismatch, or failure to address the underlying cause — typically fails within 1-3 years and costs more to re-do than the original repair.
