Lanai vs. Screen Enclosure: Choosing Your Outdoor Living Ceiling
An open patio, a covered lanai, a screen enclosure and a conditioned room are four different structures, not four names for one project. How to pick the right one in Northeast Florida.
The difference between a lanai and a screen enclosure is what covers you. A lanai is a roofed structure, built with a footing, a beam and a tie-in to the house, that keeps sun and rain off without anything between you and the yard. A screen enclosure adds insect screen to that roof, or sometimes stands alone over an open patio, to keep bugs, debris and some sun out while still moving outside air through. They solve different problems, and most homeowners start planning one when they actually want features of both.

What that means practically is that after a hurricane, it is normal to find screen panels blown out while the lanai’s roof and structure are intact, and that is the system working as designed, not a failure of the screen. The specific wind load and product approval requirements for both the roof and the screen system depend on the site and current code, and that review belongs with the contractor and the local building department rather than a general figure.
How does an outdoor living project interact with an existing pool?
A pool changes both the layout and the code requirements for whatever gets built around it, since the structure has to account for pool equipment access, deck clearances, and in many cases a safety barrier that the enclosure itself may or may not satisfy depending on its design. A footing and slab sized for an open patio are not automatically sized for a roofed structure, a roof framed for a screen enclosure is not automatically framed to carry glass and insulation, and a foundation designed for unconditioned outdoor space does not automatically meet the energy code review a conditioned room requires.
