How Long a Home Addition Really Takes in Florida
Most of a Florida addition's schedule happens before framing starts. What design, engineering, permitting and construction each take.
Most homeowners ask how long an addition takes and hear an answer about construction. Construction is the visible part and it is often not the longest part. On a typical Northeast Florida addition, the months spent on design, engineering and permit review can match or beat the months spent building, and almost none of that time shows up in a driveway full of trucks.
Here is where a home addition schedule actually goes, phase by phase, and what stretches each one.
Design takes as long as your decisions take
Design usually runs in three passes. The first establishes where the addition goes and how it connects to the house. The second develops it into real rooms with real dimensions, openings, and a structural approach. The third produces the drawings a building department will accept and a crew can build from.
Two things set the pace. One is the survey, which has to exist before siting can be tested against setbacks, easements and the septic layout. Ordering it in week one instead of week five moves the entire project forward by the difference.
The other is you. Every pass ends with decisions, and a decision that waits two weeks costs the schedule two weeks. The homeowners whose projects run fastest are not the ones who decide instantly. They are the ones who decide once and stop reopening it. A layout change after construction drawings are underway sends the work back through structural, and often through the energy calculation and the window schedule too.
Engineering is short work on a shared calendar
Additions in Florida need structural engineering, because the new construction has to carry wind loads and the connection to the existing building has to be resolved rather than assumed. The engineer’s own work on a residential addition is usually measured in days. Getting into their queue is what takes longer, and it is worth asking early where you sit in it.
Roof trusses are the item people forget. Trusses are engineered to your specific roof and fabricated to order, which means they are not a material you buy off a rack. The truss package has to be designed, approved and then built, and that lead time runs whether or not anyone is on your site. A team that orders long-lead items at permit submittal rather than at framing has already saved you weeks.
Permitting is measured in review cycles, not in days
The permit clock is easy to misread, because the number that matters is not the review time. It is the number of times you go through it.
A submittal goes in, gets checked for completeness, then gets reviewed by the disciplines that apply to your project. If a reviewer issues comments, the response goes back in and gets reviewed again. Each round adds another wait. Two clean cycles and one messy project with four cycles can look identical on paper and finish a month apart.
Several reviews can run alongside the building review and each has its own requirements. Zoning looks at setbacks and coverage. Floodplain review applies if the property is in a mapped zone. A home on septic may need the addition evaluated by the reviewing authority, because system sizing is tied to bedroom count. If the property is in a community with architectural review, that approval is a separate process on a meeting calendar, and missing a meeting means waiting for the next one.
Which desk your address belongs to also matters. St. Johns County, the City of St. Augustine, Flagler County, Palm Coast, Jacksonville and the Nocatee area do not all ask for the same submittal package. The single best thing you can do for the permitting phase is submit a complete, coordinated set the first time. That is a design-build argument rather than a scheduling trick. When the same team draws it, engineers it and will build it, the drawings tend to agree with each other, and drawings that agree with each other draw fewer comments.
Construction runs in a fixed order, and inspections sit between the steps
Once the permit is issued, the phases go in sequence because each one depends on the last.
Site work and foundation come first. The pad is prepared, the footing and slab go in, and concrete needs time to cure before framing loads it. Framing follows, then the roof and exterior openings, at which point the addition is dried in and weather stops being the daily variable.
Then come the rough-ins. Plumbing, electrical and mechanical all get run before anything is covered, and this is where the addition ties into the existing house. Each of those trades is followed by an inspection, and drywall cannot start until they pass. Insulation and the energy inspection follow, then drywall, then interior finishes: trim, cabinetry, tile, flooring, fixtures, paint. Final inspections close it out.
Two features of that list drive the schedule more than crew size does. First, the trades are sequential. A second plumber does not make the framing go faster, and no amount of labor lets drywall start before the rough-in inspection passes. Second, inspections are scheduled, not instant. Every inspection is a request into a queue, and a failed inspection means a correction plus a second request. Well-run projects fail very few, which is not luck.
What stretches a Florida schedule specifically
Weather is real here and it is predictable in shape. Summer afternoon storms interrupt concrete and any day the structure is open, and hurricane season adds days where a site has to be secured rather than worked. The exposed phases, which are foundation through dry-in, are the ones weather actually costs you. After dry-in most trades keep moving.
Concealed conditions are the other Florida constant. Opening the wall of an existing house is the first honest look anyone gets at what is inside it, and older homes in Jacksonville and St. Augustine turn up wiring, plumbing and framing that no one could have priced from the outside. This is why a proposal should say how concealed conditions get documented and decided, and why the projects that stall are usually the ones with no process for it.
Product lead times deserve their own line. Exterior openings that need a Florida product approval record, custom cabinetry and some appliances all have to be ordered well ahead. Anything ordered late becomes the last item on a finished house.
Change orders are the one delay you control completely. Every change during construction has a schedule cost as well as a price, and the cost is rarely the work itself. It is the resequencing around it.
What a realistic answer sounds like
An honest builder will describe your addition in phases with ranges, name the items most likely to move, and tell you which ones are outside anyone’s control. Add a design phase, an engineering phase, a permitting phase measured in review cycles and a construction phase, and a real home addition is a project measured in months rather than weeks. Anyone giving you a single fixed number before the survey, the structural approach and the jurisdiction are known is guessing, and you will pay for the guess later.
You can compress it. Order the survey immediately, decide in batches rather than one item at a time, submit a coordinated permit set, and release long-lead items early. What you cannot compress is the review cycle, the cure, the inspection queue or the sequence of the trades.
